The project encompasses the complete interior design and fit-out of the OIA space, from conceptualization and design development to execution and final installation. The scope includes:

1. Interior Design:

   • The design of the entire 6000 sq. ft. space will feature a contemporary, elegant, and welcoming aesthetic, in line with the JA Ocean Hotel’s luxury branding.
   • Creative design solutions will be developed for both the public and private areas of the space, incorporating a mix of textures, materials, and finishes to enhance the guest experience.
   • Furniture selection, custom-made pieces, and the integration of modern technology will be carefully curated to ensure comfort, functionality, and style.
   • Attention will be given to lighting design, acoustic treatments, and color schemes to create an inviting, harmonious environment.

2. Space Planning and Layout:

   • Efficient and ergonomic layouts for all areas within the OIA space, ensuring both practicality and aesthetic appeal.
   • Design will consider guest flow, accessibility, and zoning of spaces for dining, relaxation, and private events.
   • Special attention will be given to the functionality of high-traffic areas such as lobbies and corridors, alongside more intimate spaces.

3. Fit-Out Works:

   • Complete fit-out services will include the installation of all interior elements such as flooring, wall finishes, ceilings, lighting, bespoke furniture, and feature installations.
   • Custom-made joinery will be created to align with the design vision, incorporating high-quality finishes.
   • All necessary MEP (Mechanical, Electrical, and Plumbing) works will be carried out to integrate seamlessly into the interior design without compromising the aesthetics.

4. Furniture, Fixtures, and Equipment (FF&E):

   • Selection and procurement of premium furniture and fixtures, designed to complement the space’s theme and functionality.
   • High-end upholstery, custom lighting fixtures, and unique art installations will elevate the overall ambiance of the space.

5. Lighting Design:

   • A sophisticated lighting scheme will enhance the atmosphere, using a combination of ambient, task, and accent lighting.
   • Special attention will be given to creating dynamic lighting effects that complement the architecture and the luxury hotel environment.

6. Final Installation and Finishing:

   • The final stages will involve the installation of all design elements, from custom furnishings to lighting, and the application of finishing touches to ensure the space is ready for operation.
   • Rigorous quality control and project management will ensure timely and efficient completion while maintaining the highest standards of craftsmanship.
